A typical custom home in the Paducah area takes 8 to 14 months from breaking ground to move-in, depending on the size and complexity of the project. Before construction begins, we also spend 4 to 8 weeks in preconstruction planning to finalize your design, selections, and budget so there are fewer surprises once building starts.
MCM uses a cost-plus fee model, which means you pay the actual cost of materials, labor, and subcontractors plus a transparent management fee. Unlike a fixed-price contract where the builder pads the estimate, cost-plus gives you full visibility into every dollar spent. You receive detailed invoices and can track your budget in real time through our JobTread project management platform.

Yes. MCM provides a 12-month workmanship warranty from the date of your Certificate of Occupancy. This covers defects in the work performed by our team and subcontractors. Many of the products and systems in your home also carry their own manufacturer warranties, which we help you register and organize at closeout.
We typically use a milestone-based draw schedule tied to construction progress. Payments begin with a 10%-15% deposit that covers initial purchases and beginning scopes followed by draws at key stages such as foundation, framing, dry-in, rough-ins, and finishes. Each draw is invoiced with full documentation so you can see exactly what work was completed. If you are using a construction loan, your lender will coordinate inspections before releasing each draw.
